Long Island City is the newest part of Queens and the most apartment-heavy: glass towers along Center Boulevard and Jackson Avenue, converted factory lofts around Court Square and Dutch Kills, and a surviving pocket of brick row houses in Hunters Point. Renovating here is about working inside a managed building: freight elevators, insurance limits, hours, and concrete slabs that decide where a drain can go. We know the drill and we are fifteen minutes away.

The housing

High-rise condos from the 2000s onward dominate Center Boulevard, Jackson Avenue and the Court Square area, with central systems, concrete floors and finishes that are now a decade or two old and ready for an upgrade. Loft conversions in former factories around Dutch Kills and Vernon Boulevard have high ceilings, exposed structure and quirky plumbing runs. Hunters Point still has three-story brick row houses on the historic-district blocks near 45th Avenue, with original details and full renovations in their future.

What we are asked to do here

  • Bathroom Remodeling: Builder-grade condo bathrooms along Center Boulevard upgraded to large-format tile, frameless glass and better fixtures inside the same footprint.
  • Kitchen Remodeling: Replacing worn developer kitchens in Jackson Avenue towers with new cabinets, counters and lighting, scheduled around the building's freight elevator.
  • Interior Renovations: Opening up and refinishing loft spaces near Court Square, with sound and fire separation handled where walls move.

Permits and building rules

Nearly every Long Island City project goes through a condo or co-op management office: alteration agreement, insurance naming the building, a deposit, booked freight elevator time and weekday work hours. Concrete slabs mean plumbing relocations are limited to where sleeves exist or can be cored with the building's approval. DOB permits still apply to plumbing and electrical changes and are filed by the licensed trades we coordinate. Hunters Point historic-district houses need Landmarks review only for exterior changes.
