Pricing

Priced after a walkthrough

Free written estimate

Every basement finishing job is priced line by line after we see the space. These are the things that move the number most.

  • Water

Any waterproofing, drainage or sump work comes before everything else and sets the budget.

  • Ceiling height

Low ceilings mean creative framing, soffits and sometimes a slab lowering conversation with an engineer.

  • Adding a bathroom

Ejector pits and new drain lines are the biggest single add.

  • Legal use

A basement rec room and a legal apartment are different projects with different approvals.

Payments follow the work. A deposit at signing, progress payments as phases finish, the balance after the walkthrough. Ask about financing at the estimate.

FAQ

Can I make my basement a legal rental in NYC?

Most Queens basements do not meet the current requirements for a legal apartment without major work, and the rules are changing under the city’s basement legalization program. We will tell you honestly what your basement can be and point you to the right program.

Do finished basements need a permit?

Yes when you add walls, plumbing, electrical circuits or change the use. We file the permit and schedule the inspections.

How long does basement finishing take?

Four to eight weeks for a typical 600 to 900 square foot basement, longer when a bathroom is added or waterproofing comes first.
