How it works

Five steps, the same on every job, from a one-day paint refresh to a full gut.

  1. Call or send photos

You can call, text, or use the form. We reply with a few questions and a time to come by. If the job is outside what we do, we say so and point you to someone who does.

  2. Site visit and written estimate

The visit takes 30 to 60 minutes. We look at plumbing, electrical, structure and access, ask about your building’s rules, and talk through materials. The estimate lists what is included, what is not, allowances for fixtures and tile, and a realistic schedule.

  3. Contract, permits, materials

New York City requires a written contract for home improvement work; ours spells out scope, payment schedule, start date and warranty. We file any DOB permits the job needs and handle co-op or condo paperwork with you. Long-lead items like cabinets, glass and tile are ordered before demo so the job does not stall mid-way.

  4. The work, in sequence

Floors and furniture are protected, dust is contained, the site is swept every day. Each phase is inspected before the next starts: waterproofing before tile, rough plumbing before walls close. You get a short update with photos at the end of each work day.

  5. Walkthrough and warranty

Final payment is due only after the walkthrough. You receive the permit sign-offs, product warranties, care instructions for tile and stone, and our written workmanship warranty.

FAQ

What does the written contract include?

Scope by line item, allowances for fixtures and tile, the payment schedule, start and target finish dates, permit responsibilities, change-order terms and the workmanship warranty. New York City requires a written contract for home improvement work; ours is plain English.

How are payments scheduled?

A deposit at signing to order materials, progress payments tied to visible milestones such as rough-in passed inspection or tile complete, and the final balance after the walkthrough. We never ask for the majority up front.

What if something changes mid-job?

It happens, especially behind old walls. Any change is written up with its cost and schedule effect and signed before the work continues. No verbal surprises on the final invoice.

Who is on site every day?

Our own crew, led by the same person from demo to finish. Licensed plumbers and electricians come in for the parts of the job the code requires them for, scheduled by us.

How do you keep the rest of the home clean?

Floor protection along the path from the door, plastic dust barriers with zippered doors at the work area, HEPA air filtration on dusty days, and a swept site at the end of every shift.
