Williamsburg is a ten-minute drive from Ridgewood and a world away in housing: glass condos along Kent Avenue and the waterfront, converted lofts in the old factories off Wythe Avenue and Berry Street, and three-story frame and brick row houses on the blocks toward the BQE and Graham Avenue. Each type renovates on its own terms, from management offices and freight elevators to crooked 1890s floors. We work in all three and plan the job around the building you actually have.
The housing
New-construction condos from the 2000s onward along Kent Avenue, North 6th Street and the waterfront, with concrete slabs, central systems and developer finishes due for upgrade. Loft conversions in former factories around Wythe Avenue, Berry Street and the Northside, with high ceilings, exposed brick and plumbing that follows the old building's logic. Frame and brick two- and three-family row houses on the numbered streets toward the BQE and in the Southside and East Williamsburg, often with tenants in place and a lot of deferred maintenance.
What we are asked to do here
- Bathroom Remodeling: Upgrading builder-grade bathrooms in Kent Avenue condos with large-format tile, frameless glass and better fixtures inside the existing footprint.
- Kitchen Remodeling: Replacing worn developer kitchens in Northside condos and loft kitchens in converted factories, scheduled around freight elevator access.
- Interior Renovations: Floor-by-floor renovation of frame row houses toward the BQE, with leveling, plaster repair and new mechanical runs sequenced around tenants.
Permits and building rules
Condos and co-ops in Williamsburg require alteration agreements, insurance naming the building, booked freight elevators and weekday hours; concrete slabs limit where plumbing can move without the building's engineer. Row houses are DOB-only, with permits filed by licensed trades for plumbing, gas and electrical changes. Occupied multi-families need a tenant protection plan filed with the DOB. Parts of the Southside and Greenpoint border sit in historic districts, where exterior work needs Landmarks review but interiors do not.
